Raw land is hard to mortgage. Most lenders will not touch an unimproved parcel, and the ones that will want a large down payment and a long underwriting process anyway. We finance the balance ourselves instead, so a bank never has to say yes.

What the payments look like

Three years, five years, or a balloon

A worked example, so the shape is clear before you ring. Take a $55,000 parcel with $15,000 down, leaving $40,000 financed at 9%.

Five years is the usual shape and the one most buyers take. Three costs more each month and a good deal less in total. The third row is the one worth understanding: the payment is worked out over ten years, so it is small, but the remaining balance falls due at year five. It is how you get an affordable monthly figure without the balance dragging on for a decade, and it suits the larger parcels where the monthly payment is the real obstacle.

Straight ten-year terms are available on the six-figure parcels if that is what makes it work. On a $17,000 lot they rarely make sense — the payment lands near $108 a month and both of us are still exchanging paperwork in 2036.

What owner financing is, and what it is not

You are buying from the owner and paying the owner. There is no lender, no appraisal and no credit committee, which is why it moves quickly. It also means the terms are whatever the two of you agree to and write down, so read what you sign.
