660 Contiguous Acres North of Rye Patch Reservoir
Four parcels sold together make up 660 acres of Nevada high desert north of the Rye Patch recreation area. The ground is largely level and usable, the views run to the mountains on every horizon, and a solid gravel road off Jungo Alt Road gets you in.
Rye Patch State Recreation Area is built around a reservoir roughly 22 miles long, with enough shoreline for camping, fishing, boating and swimming. Large blocks of public land surround the area, which is what keeps it open and quiet, and makes it likely to stay that way.
Annual taxes came to $766.22 across the four parcels. On 660 acres that is a holding cost of a little over a dollar an acre per year. Scale, a low carry and seller financing together are what make this work as a long hold, a ranching use, an off-grid base or a recreational block.
Two recorded surveys sit behind this block, and both are linked below as PDFs. The Record of Survey filed as Map File 360130 on 13 May 2008 sets out Parcels 1 and 2 at 120.60 and 136.46 acres and a third of 403.05, and the Final Map of Division into Large Parcels filed as Map File 361459 on 25 August 2008 divides that third into 243.05 and 160.00 acres. Together they account for the whole 660.11 acres and they were approved by the Pershing County Commissioners. They also show the access plainly: Jungo Road, also called Imlay Cut-Off Road, and Haystack Mine Road are existing general county roads running through the property, with 60-foot easements of record, and the vicinity map traces Jungo Road east to Interstate 80 at Winnemucca. That is documented legal access rather than a track someone has been using.
The four parcels can also be bought individually at $700 per acre. Taken together the whole block works out well below that.

Before you buy this parcel
- Zoning is AMR, Agricultural-Mining-Recreation. Under Pershing County's development code a residence in that district is allowed only in conjunction with agricultural, mining or recreational use, and a parcel smaller than 160 acres carries a building right only if it was created before 30 June 2007. Two of these four parcels, at 120.60 and 136.46 acres, are under 160 acres, and both recorded surveys linked on this page are dated 2008. A record of survey documents boundaries rather than creating parcels, so those two parcels may still have been created earlier, but the 2008 dating means it should not be assumed. Note 5 on the division map points expressly at the development code provision on residential units per 160 acres. Confirm building rights, and the creation dates of Map File 360130 and Map File 361459, with Pershing County Planning on (775) 273-2369 before you plan to build.
- Buyers should independently verify legal access, acreage, zoning, permitted uses, water availability, septic requirements, utilities, building requirements, surveys, boundaries and all financing terms before closing.
- For zoning, development and land-use questions, contact Pershing County Planning and Building at (775) 273-2700.
- Mineral, gas and water rights have not been established. Nevada minerals are frequently severed from the surface, and the AMR zoning contemplates mining as a use by others. Search the record before you assume anything is included.
